1.0 Strategic Global Logistics Framework
Alivance Homes operates a sophisticated international supply chain designed to move industrial-grade modular assets from our overseas manufacturing facilities to your designated site. We coordinate with Tier-1 maritime carriers and specialized ground transport teams to ensure structural integrity is maintained throughout the journey. Our logistics framework is built to handle the complexities of oversized cargo and international maritime law.
2.0 Defined Shipping Terms (Incoterms: DDP or CIF)
We offer flexibility in our shipping arrangements, typically operating under either DDP (Delivered Duty Paid) or CIF (Cost, Insurance, and Freight) terms. The specific Incoterm will be clearly defined in your individual Sales Agreement and Proforma Invoice. Under DDP, we manage customs and duties; under CIF, our responsibility ends at the destination port, allowing the client to manage local import and taxes.
3.0 Service Area and Geographic Feasibility
While we ship globally, every delivery address undergoes a logistics feasibility audit to ensure heavy-duty transport can reach the destination. We currently serve the United States and international markets, but remote or restricted-access locations may require specialized logistics planning. Alivance Homes reserves the right to adjust delivery quotes based on geographic challenges or infrastructure limitations at the final destination.
4.0 Precision Manufacturing Lead Times
As each Alivance unit is built-to-order, production begins only after the initial deposit is cleared and blueprints are finalized. Estimated lead times are provided at the point of order, reflecting current factory capacity and material availability. While we strive for precision in scheduling, these timelines are professional estimates and not guaranteed deadlines due to the complexity of industrial production.
5.0 Maritime and Ground Transit Variables
International shipping is subject to variables beyond our direct control, including port congestion, vessel availability, and maritime weather conditions. Alivance Homes monitors these factors daily to provide the most accurate updates to our clients. We are not liable for delays caused by global shipping bottlenecks or customs inspections, which are standard risks in the international modular trade.
6.0 Final Destination Site Requirements
The client is solely responsible for ensuring the delivery site is accessible by 40ft to 60ft tractor-trailers. This includes verifying that roads are wide enough, turns are manageable, and there are no low-hanging power lines or weight-restricted bridges. If a delivery vehicle is unable to reach the site due to poor planning, the client will be liable for all re-routing and secondary storage fees.
7.0 Crane and Unloading Responsibility
Critical Clause: Alivance Homes provides transport to the site, but the client must provide the means to unload the unit. You must engage a certified crane service or high-capacity forklift operator and a professional rigging crew to lift the unit from the trailer. Our drivers and logistics partners do not assist in the physical offloading or placement of the modular units.
8.0 Foundation and Site Preparation
Before delivery, the site must be fully prepared with a level foundation—such as a concrete pad, piers, or helical piles—designed to support the unit’s specific weight. Failure to provide a level and stable surface can lead to structural misalignment and will void the structural warranty. Site preparation, including soil testing and foundation engineering, remains the exclusive responsibility of the client.
9.0 Utility Connections and Local Compliance
Alivance Homes delivers the “shell” and interior finishes; however, all final utility hookups (electricity, water, sewer, and gas) must be completed by local licensed contractors. The client must ensure that all on-site work complies with local building codes, zoning laws, and permit requirements. We provide the technical specifications for these connections but do not perform the physical on-site installation.
10.0 Mandatory Delivery Inspection Protocol
Upon arrival at the site, the client or an authorized representative must be present to conduct a comprehensive visual inspection. Before the carrier’s Bill of Lading is signed, any visible exterior damage must be documented in writing on the carrier’s forms. Signing the delivery receipt without notations constitutes an acknowledgment that the unit arrived in acceptable condition.
11.0 Reporting Damage and Claims Window
In the event of transit-related damage, high-resolution photographic and video evidence must be submitted to Alivance Homes within 48 hours of delivery. This rapid reporting is essential for us to file insurance claims with the maritime or ground carriers. Failure to report damages within this 48-hour window may result in the denial of a transit damage claim.
12.0 Risk of Loss and Title Transfer
The risk of loss or damage to the unit passes from Alivance Homes to the client immediately upon delivery to the agreed location or handover to the client’s representative. Legal title (ownership) of the modular unit remains with Alivance Homes until the total contract balance, including all shipping fees, has been paid in full and funds have cleared.
13.0 Demurrage, Detention, and Storage Fees
If a client is unable to receive the unit on the scheduled delivery date, they will be responsible for all resulting costs. This includes port demurrage (fees for units sitting at the port), trailer detention (fees for keeping the truck waiting), and any secondary storage facility charges. These fees must be settled before the final delivery is released.
14.0 Force Majeure and Logistics Disruptions
Alivance Homes is not liable for failures or delays in delivery caused by “Acts of God,” strikes, lockouts, riots, acts of war, global pandemics, or government-mandated port closures. In such events, our team will work to mitigate the delay, but the contractual delivery timeline will be extended by the duration of the force majeure event.
15.0 Post-Delivery Support and Coordination
While our delivery obligation ends once the unit is offloaded, Alivance Homes provides post-delivery technical support via WhatsApp and email. We can assist your local contractors with technical questions regarding the unit’s internal systems to ensure a smooth transition into your new space. We remain your bridge to the factory even after the unit is on your land.
