RETURNS & REFUNDS POLICY

1.0 Industrial Asset Finality Principle

Alivance Homes specializes in high-value, made-to-order industrial assets. Unlike standard consumer goods, our modular homes are allocated specific factory resources and engineering time upon order. Consequently, all transactions are governed by the principle of “Contractual Finality,” meaning that once production commences, the order is considered a permanent commitment to purchase.

2.0 Pre-Shipment Digital Verification (The 99% Rule)

To ensure absolute transparency and eliminate the need for returns, Alivance Homes provides a mandatory Video & Photo Verification stage. Before any unit leaves our factory, you will receive high-definition visual evidence of the completed build. Your approval of these visuals serves as your final confirmation that the product meets all agreed specifications and quality standards.

3.0 Custom Manufacturing Exclusions

Because each Alivance unit is manufactured to specific configurations (20ft, 30ft, 40ft), these products are classified as “Bespoke Industrial Goods.” Under international trade standards, bespoke goods are generally exempt from “change of mind” return policies. We encourage all clients to double-check dimensions, floor plans, and site compatibility before the 40% deposit is processed.

4.0 Non-Refundable Deposit Policy

The initial 40% production deposit is utilized immediately for the procurement of raw steel, specialized insulation, and factory labor scheduling. Once the deposit is received and the production slot is locked, this amount becomes strictly non-refundable. This policy ensures the stability of our manufacturing supply chain and protects the production timeline for all clients.

5.0 Cancellation Before Production

Requests for cancellation made after the deposit but before the physical cutting of steel may be considered at the sole discretion of Alivance Homes. In such rare cases, an administrative fee (minimum 15% of the total contract value) will be deducted to cover engineering, blueprints, and procurement overhead incurred during the planning phase.

6.0 Cancellation During Transit

Once a unit has been manifested for maritime freight or loaded onto a transport vehicle, the order cannot be canceled. At this stage, 100% of the contract value must be settled. If a client attempts to cancel while the unit is in transit, they remain liable for the full balance, as well as any storage or return-freight fees incurred at the destination port.

7.0 Ineligibility After Installation

Under no circumstances will Alivance Homes accept a return or offer a refund once a unit has been offloaded from the delivery trailer or fixed to a foundation. The act of unloading or beginning installation constitutes a permanent acceptance of the goods. Any issues discovered after this point are handled strictly under the terms of our Warranty Policy, not this Refund Policy.

8.0 Transit Damage vs. Manufacturing Defect

It is vital to distinguish between a manufacturing defect and transit-related damage. Since the unit is verified as “Perfect” via video before shipping, any physical damage found upon arrival is the result of transport. Such issues do not qualify for a refund but are handled through insurance claims and the dispatch of replacement components to restore the unit to its verified state.

9.0 The 15-Day Notification Window

In the extremely rare event that a client believes they have a legal basis for a return, a formal “Notice of Intent to Return” must be filed in writing within 15 days of delivery. This notice must include a detailed engineering report and high-resolution evidence. Failure to notify us within this 15-day window results in the total waiver of any potential return rights.

10.0 Return Freight and Insurance Costs

Should a return be authorized by Alivance Homes, the client is responsible for the full cost of return shipping, which includes maritime freight, export duties, and “heavy-lift” crane services. Return shipping for modular homes is complex and can often cost 50% or more of the unit’s value. The unit must be insured for its full replacement value during the return journey.

11.0 Inspection and Restocking Fees

All returned units are subject to a rigorous “Factory De-Certification” inspection. If the unit is found to have any site-related wear, modifications, or environmental damage, the cost of repair will be deducted from any potential credit. Furthermore, a 25% restocking fee applies to all authorized returns to cover the cost of re-listing and technical auditing.

12.0 Refund Processing Timelines

In the event that a partial refund is granted, funds will be released only after the unit has been successfully returned to our facility and cleared inspection. Processing times for large-capital refunds can take up to 30 business days to clear through international banking channels and anti-money laundering (AML) verification protocols.

13.0 Force Majeure and Refund Protection

Alivance Homes is not liable for refunds in cases of “Force Majeure,” including but not limited to natural disasters, war, or government-imposed import bans. In these situations, your unit will be held in secure storage until delivery is possible. Refund requests based on delivery delays caused by global logistics disruptions will not be entertained.

14.0 Unauthorized “Chargebacks”

Initiating a payment dispute or “chargeback” through a banking institution without first following the formal dispute resolution steps outlined in this policy will be considered a breach of contract. Alivance Homes reserves the right to use all legal means, including international debt collection and lien placement on the asset, to recover contested funds.

15.0 Dispute Resolution and Jurisdiction

Any disputes regarding returns or refunds that cannot be settled through our support team will be resolved via binding arbitration. The legal jurisdiction for all Alivance Homes contracts is determined by our corporate registration. This 15-point policy serves as the master agreement for all modular home acquisitions from our facility.
